Buying or selling a home involves decisions that can affect your finances, your plans and your obligations after signing. This short video explains how PA Law assists from contract review through to settlement. The checklist below helps you prepare practical questions for your solicitor.
Conveyancing in South Australia: 7 checks before you sign
- Understand the contract. Check the parties, the property, the purchase price and the proposed terms. Raise unclear wording and any promises that are important to you before committing.
- Check dates and conditions. Identify the deposit, finance and settlement dates and any other deadlines. Ask what each condition requires, who must act and what happens if it is not satisfied.
- Review the disclosure documents. Ask for the South Australian Form 1 vendor’s statement and have it considered alongside the contract. It contains important property information, but it does not answer every question about the property.
- Investigate the property. Tell your solicitor about extensions, sheds, boundaries or intended uses that concern you. Ask what searches, approval records, inspections or specialist advice are appropriate. Legal review does not establish the physical condition of a building.
- Understand the total costs. Request a clear explanation of professional fees, searches, disbursements, adjustments and other transaction costs relevant to you. Ask what work is included and what could involve an additional charge.
- Coordinate finance and settlement. Explain whether you need a new loan, a mortgage discharge or a related sale. Ask what your lender and representative need from you, and when, to prepare for the agreed settlement date.
- Get advice on unresolved issues. Make a list of concerns and discuss them before signing. If you have already signed, seek advice promptly about the actual documents and deadlines instead of assuming an exit right is available.
For example, if keeping a particular appliance or obtaining vacant possession matters to you, ask whether the documents reflect that expectation. If a structure appears to have been added, ask what further investigation is needed rather than assuming its status has already been confirmed.

Frequently asked questions about conveyancing
What is conveyancing in South Australia?
Conveyancing is the legal process of transferring property ownership. Depending on the transaction, it includes contract review, advice about rights and obligations, property searches, communication with lenders and representatives, and preparation for settlement.
When should I contact a conveyancing solicitor?
Contact a solicitor before signing a property contract where possible. If you have already signed, provide the contract and any disclosure documents promptly, together with the signing date and any upcoming deadlines.
Does a contract review replace a building inspection?
No. A legal review addresses the documents and legal issues. Building condition, structural defects and some approval or boundary questions may require separate inspections, records or specialist advice.
Can PA Law help both buyers and sellers?
PA Law assists purchasers and vendors with conveyancing. Whether you are buying a first home, purchasing an investment property or selling, contact the firm to discuss the transaction, the work required and the costs.
